76 Dean street, London is Grade II* listed building of ‘special architectural and historic interest’. It is located within the Soho conservation area, within the Pitt Estate. The property was built as a house in c.1732-3 and has undergone alterations, extensions and numerous changes in ownership. It has served a non-domestic function since c.1800. On the 10th July 2009 a faulty air conditioning unit caused a massive fire which destroyed over 75% of the building.

Berman Guedes Stretton was appointed in December 2009 to develop proposals for the building which would include the façade retention and the rebuilding of the heritage elements and the opportunity to build a state of the art new office block in the courtyard to the rear. Soho is a highly congested area and has its own unique construction issues with the site completely landlocked on three sides, party wall & remedial work required, limited space for cranes, issues over delivering materials and dealing with the impact of the neighbouring cross rail development.
